Craig T. Chinn of KTGY to Participate as Roundtable Facilitator at ICSC CenterBuild Conference in Phoenix, AZ

Craig T. Chinn of KTGY Group will be a roundtable facilitator on repositioning retail and commercial center at ICSC 2011 CenterBuild Conference in Phoenix, AZ on Dec. 1. The roundtable discussion will help developers know what the cost of repositioning a project from one use to another. There will be multiple scenarios and the costs associated with each type of design element.

Chinn, Associate Principal and head of KTGY's Retail and Commercial Studio, has been invited to participate as a roundtable facilitator at the International Council of Shopping Centers (ICSC) 2011 CenterBuild Conference held from November 29-December 2, 2011 at the JW Marriott Desert Ridge Resort & Spa in Phoenix, AZ. Chinn will be participating in two roundtable discussions on Thursday, December 1, at 8:00 a.m. and 12:15 p.m. Both the breakfast roundtable as well as the lunch roundtable sessions will focus on repositioning retail and commercial centers. The CenterBuild Conference is the industry's premier retail design and construction conference.

"Our roundtable discussion will help developers know what the cost of repositioning a project from one use to another," said Chinn. "We will have multiple scenarios and the costs associated with each type of design element. For example, attendees will learn what the cost implications are to add a store front to an existing block wall.

"Roundtable attendees will receive handouts with examples, costs, and suggestions of how they can save money with their renovation," Chinn added.

According to Chinn, there are five things a developer needs to consider for a successful repositioning project:

1. Your architect is on your side. Tell him or her what your over all vision is for the project.

2. Do your due diligence. Don't skimp during this process; the hidden pitfalls will cost you much more.

3. Understand the limitations of your existing project. Changing use will affect parking, structure and occupancy.

4. Know the current code requirements for your project and what this implies.

5. Do you have a contingency in your construction budget? Is it enough? If you don't have one, you better get one.
